Included in the Entire Property Booking:

• All 3 Tree Houses:

  • Souhegan, Madawaska and Isle au Haut. Please see the individual listings on our site for pictures & details.

  • Combined, the tree houses have a total of 4 bedrooms. Each bedroom can be set up as a king bed or 2 twins upon request.

• Three Hot Tubs:

  • Three wood-fired cedar hot tubs which are attached to three of the four tree houses: Souhegan, Madawaska, Isle au Haut.

• The Gathering Space:

  • 24x32 room sitting 18 feet up in the trees.

  • Walls of windows & sliders opening to a large deck for river views.

  • Indoor tree sculpture and plastered textured walls.

  • Tables and chairs in various configurations for group meals, hangouts and collective art projects.

  • The Gathering Space has a fridge and hot/cold water dispenser.

• The Cookhouse:

  • 20x30 post-and-beam structure with a small gas fireplace and walls of vintage windows that look out to the marshland and river.

  • Includes two fridges, two stoves, all the essentials for storing, preparing and serving meals for your crew.

  • Includes a long table with seating for 22.

  • Located next to the Gathering Space.

• Canoes & Kayaks: easy launch spot into the Back River.

• 21 Acres: roam and hike.

• Guests should choose one of these options:

  • Four-Day Option:

    • Thursday (check in) - Monday (check out)

  • Three-Day Option:

    • Monday (check in) -Thursday (check out).

  • Two-Day Options:

    • Thursday (check in) - Saturday (check out)

    • Saturday (check in) - Monday (check out)

Cost:

• $1,500/night plus lodging tax (9%) plus cleaning fee ($325).

• $25 for each guest on site over 10 guests.

  • For example: if you host a party in the gathering space for 20 people, you would pay an extra $250 (20 minus 10 = 10 x $25).

Further Details:

Payment:

• We send an invoice for half the balance which can be paid via PayPal.

• Once half the balance is received the dates are officially yours.

• The remaining balance plus $500 damage deposit must be paid 45 days prior to arrival. Damage deposit is refunded 24 hours after departure.

Cancelation Policy:

• We refund 80% of total fee if requested 45+ days prior to arrival.

• We refund 50% of total fee if requested 30+ days before arrival.

Check-In/-Out:

• Check-in at 3:30pm or anytime after

• Check-out at 10:30am or earlier.

Add-ons:

• Yoga class in the Gathering Space:

  • All gear provided

  • Taught by tree dwelling co-owner, Ida (when available)

  • Up to 18 people.

• Sunset Boat Cruise is our wooden Cape Dory (power boat): $400

  • With Capt. Jonathan Bushnell (subject to availability). We put you in touch with the captain to schedule. (Up to 6 passengers)

  • Only available May-October.

• Foraging Plant Walk and Tasting (subject to availability)

• Foraged Cocktail Parties! (subject to availability).

Important Notes:

• Sleeping for extra guests (kids only): We provide beds/bedding/linens for up to 8 guests. There is a small area to the side of each bed where you could put a sleeping pad for a kid. We don’t provide pads or extra bedding.

• Our gathering space and cookhouse are great for a ceremony of up to 24 people (or so), a hangout spot, photos, rehearsal dinners, small reception but NOT for a full blown DJ dance party (we wish!).

• We don't handle food or drink.

• We don't do setup, cleanup or breakdown for events: we provide a requested number of tables & chairs. Guests are responsible for setup, cleanup, breakdown. Of course, we are not asking guests to scrub the floor; just to leave the space fairly clean post-event.
